Preliminary Traffic Analysis Summary

In response to community concerns, the Seminary Tomorrow group enlisted a third-party, independent traffic engineer, Parisi & Associates, to conduct a preliminary analysis comparing potential traffic impacts of five scenarios:

  1. The existing land use built out to the currently zoned maximum
  2. The redevelopment plan presented today
  3. The redevelopment plan presented today with a Traffic Demand Management plan
  4. The previous 2015 land use plan involving a secondary school
  5. The previous 2015 land use plan with a Traffic Demand Management plan

Traffic Mitigation Measures

The following elements are critical to an intergenerational community:

  • An on-site Traffic Demand Management coordinator
  • Car and bike sharing
  • Shuttle services for on-site residents and workers
  • Campus and worker housing preference program
  • Staggered on-site employee shift changes
  • Bicycle parking
  • A program that includes:
    • A Guaranteed Ride Home provision
    • Subsidized transit passes
    • Employer education
    • Ride matching
  • Special events valet parking, as needed
